When putting an offer on mortgage, an estate agent will usually not accept the offer until a decision in principle has been obtained.

A decision in principle is where a specific mortgage lender has agreed:

'That in principle based on the figures that have been input about your income and the mortgage required, that they will lend the money'.

This therefore requires you to know which lender you want to use...

Each decision in principle (with each different lender) credit scores you and this can leave ‘footprints’ on your credit file. 

Doing many over a short period of time can have the effect of lowering your credit score.  Which can be a problem when you go to make the actual application!

It is therefore important to know who you want to use...

And normally you will want to use the cheapest lender so that you are paying the lowest amount possible to buy the house.
